Joey's honest take: most High Desert homes do not need a 96% AFUE premium furnace. The payback period on the highest-efficiency tier rarely beats 8-10 years vs. mid-tier 90% AFUE. For most Hesperia, Apple Valley, and Victorville tract homes, 90-95% AFUE is the right balance of upfront cost, monthly bill savings, and rebate capture. Premium 96% modulating units make sense for larger custom homes (3,000+ sq ft) where heating is a year-round dominant cost.
